Title: Property Maintenance Lead
Pay: $32
Hours: 8 AM to 5 PM *Rotating on call for occasional after hours and weekend emergencies.
Start Date: ASAP
A property management company operating in Bend is seeking to add a Property Maintenance Lead to their team!

Duties and Responsibilities for Property Maintenance Lead:

Support the Community Manager in ensuring the company consistently meets and exceeds all property management obligations.

Maintain full compliance with local, state, and federal regulations, including fire safety, backflow prevention, OSHA standards, and other applicable codes.

Conduct daily inspections of property grounds to maintain cleanliness, safety, and high curb appeal.

Respond promptly and professionally to all service requests, and complete Work Orders and Apartment Turnovers in accordance with Guardian’s policies and procedures.

Accurately document the condition of property assets such as roofing, HVAC systems, utilities, and any special maintenance circumstances.

Ensure the model unit is always show-ready and maintain a clean and organized office, maintenance area, common areas, and property grounds.

Perform regular inspections of vacant units and occupied spaces; coordinate scheduling and supervision of property vendors as needed.

Maintain or coordinate maintenance of pools, spas, and surrounding areas to ensure they meet safety and cleanliness standards.
Skills and Qualifications for Property Maintenance Lead:

Education: High school diploma or GED required.

Certifications:
-
Certified Pool Operator (CPO) certification (required per state regulations)

OSHA 10 certification
-
CAMT (Certified Apartment Maintenance Technician) certification
Experience and Skills:
Strong mechanical aptitude and familiarity with building materials and tools
Working knowledge of building trades, including plumbing, electrical, and carpentry
Ability to operate effectively in a customer service-oriented environment
Clear and effective verbal and written communication skills in English
Tools and Transportation:
Must possess and transport own tools and necessary materials
Must have access to a properly insured vehicle for business use
Valid driver’s license with a clean driving record
